Heating
- Clean and adjust automatic controls.
- Set burner adjustment and check combustion for optimal efficiency.
- Lubricate as needed and test for combustion leaks.
- Test safety shut-off response, check blower belt wear, tension, and alignment, and replace air filter.
- Secure all electrical connections.
- Inspect heat exchanger, test gas valve operation, and test/inspect ignition assembly.
- Check the flue for satisfactory operation and perform a carbon monoxide test.
- Inspect the blower wheel, test amp drains, and inspect the ductwork.
- Take before and after pictures to document any changes made during the maintenance inspection.
Cooling
- Clean condenser & condensate coil
- Secure electrical connections & inspect high-voltage circuit protectors
- Adjust the system for optimum cooling & inspect the fan blades
- Check for oil & refrigerant leaks, air filters, and bearings
- Inspect blower belt wear/tension/alignment, compressor windings, and blower wheel/motor
- Lubricate any components as needed
- Check expansion valve/coil temperatures and amperage readings
- Test safety devices, record temperature readings, thermostat calibration
- Take before and after pictures.
