Plumbing
- Annual water heater flush.
- Water testing of reverse osmosis system, water softener, water filtration system, chlorine test, and pressure test (verification that pressure regulator valve is functioning).
- Complete plumbing system check, including all emergency valves, to ensure they are in good working order, along with pressure vacuum breaker inspection for winterization protection.
- Leak check with water meter verification, interior cabinet inspection, and hose bibbs inspection.
- Check all toilets, faucets, washing machines, dishwashers, and garbage disposal connections.
- Check all drains connected to toilets, showers, sinks, washing machines, and dishwashers for proper drainage.
- Check, test, and label emergency shut-offs.

Heating
- Clean and adjust automatic controls.
- Set burner adjustment and check combustion for optimal efficiency.
- Lubricate as needed and test for combustion leaks.
- Test safety shut-off response, check blower belt wear, tension, and alignment.
- Secure all electrical connections.
- Inspect heat exchanger, test gas valve operation, and test/inspect ignition assembly.
- Check the flue for satisfactory operation and perform a carbon monoxide test.
- Inspect the blower wheel, test amp drains, and inspect the ductwork.
- Take before and after pictures to document any changes made during the maintenance inspection.
Cooling
- Clean condenser coil.
- Secure electrical connections & inspect high-voltage circuit protectors.
- Adjust the system for optimum cooling & inspect the fan blades.
- Check for oil & refrigerant leaks, air filters, and bearings.
- Inspect blower belt wear/tension/alignment, compressor windings, and blower wheel/motor.
- Lubricate any components as needed.
- Check expansion valve/coil temperatures and amperage readings.
- Test safety devices, record temperature readings, and thermostat calibration.
- Take before and after pictures to document any changes made during the maintenance inspection.
